Construction will usually last for 7-9 months, depending on your home's size, weather conditions, and expediency of permits with the county offices.

LAND
You must of course have a piece of property in which to build your home. This can be property you have purchased or perhaps was given to you by family. In the event that you do not already own some land, you may require special attention from one of DeGabriel's preferred bankers. You can also choose a Lot in one of DeGabriel's hand picked communities (land). Once you have chosen the perfect piece of property, a lender can help you obtain it along with a construction loan.
The property will dictate some of the choices you have. For example if you have a small Lot, then you may need two or three stories to obtain the square footage you desire. If the property is in an existing subdivision, you may have only one choice as to the direction your home will face or dictate the building materials and size of your home.
If you already have a particular home design in mind, then we can help you determine if a Lot is adequate to your needs. If you already have land, then we can help you take full advantage of your land's qualities.

HOME DESIGN
Perhaps you already have a plan picked out from a magazine or website. DeGabriel's designers can help you refine the home so that it matches your needs perfectly, for example the exterior materials or kitchen cabinets. It could be that you only know the features that you want in your home. Our designers can assist in choosing a home that will compliment the features you want. Because of Degabriel's constant communication and relationship with professional designers, you are sure to get exactly what you want. Two designers that we use are: Homes Unique of Garner (www.homesuniqueinc.com), and Design Tech (www.design-tech.com).
In some cases you may decide that you want sketches of your future home. We also have the resources to give you realistic representations of the finished work. This will insure that your ideas look as good in real life, as they did in your head.

FINANCING
DeGabriel will introduce you to specialty bankers for many options in financing your construction. DeGabriel's bankers specialize in tailoring financing to allow the building of a dream home and sell existing property without making two large payments every month.

PERMIT APPLICATION AND APPROVAL
All of the building and grading permit application work is done by us. We follow up on every local, county and state requirement. You can expect approximately 30-90 days to get an approved building permits from the County.

DECORATOR SHEET
Once the plans are completed and the financing is taken care of, it's time to focus on your new home. You will be given a decorator sheet. This is a checklist of things that you will need to be deciding over the course of construction. It is a quick and easy way to make sure all bases are covered, because nobody likes surprises.
You will be given the option to meet with DeGabriel's own host of decorators to assist you in the decorating and decisions that need to be made (i.e. cabinet placement in your kitchen, or the layout of your master bath). Understand that the schedule of decisions are flexible. You will not be expected to know what color or style of carpet you want while the framework is being constructed. DeGabriel wants to make the process as enjoyable for you as possible.

CONSTRUCTION
While you're making your decorating decisions construction will begin. The house will be sited on your property with shape and design. You will be involved in every aspect of your new home even down to deciding where you want your electrical outlets placed in the home. WALK-THROUGH'S
Many builders get aggravated by customers that make routine walk-throughs. DeGabriel Construction encourages you to participate by checking on the progress of your home. Everytime you decide to check on the progress, you are insuring that everything is going as planned. As we stated earlier the most important part of home construction is communictation. Above profits or reputation, DeGabriel's number one concern is your happiness in knowing your dream home is exactly as you imagined (or better).

"USE AND OCCUPANCY" CERTIFICATE ISSUANCE
Once your custom home is completed and the Final Building Approval is granted by the appropriate County Inspectors the County will issue a "Use and Occupancy Certificate" certifying your home has passed all the inspections and is ready for you to move in.
